Laying down the ground work

Now that the design and budget have been established, a project manager will join the team and take over managing the final design, scheduling and obtaining permits in preparation for ground breaking.

He will work hand in hand with our design professionals in assuring the final design is in compliance with our concept design and budget. Any deviations in the design that impact costs will be addressed. All portions of the building design are merged together. Architectural, structural, mechanical and electrical designs are coordinated with the site design.

He will develop a schedule that will define critical path dates for design, permitting and construction phases. Long lead time items, such as the steel building, are ordered to meet these dates.

Land development submittal and approval process will be started as soon as the site design is complete. This is generally a lengthy process requiring government approvals. Building permit will be applied for once the design is complete.

The project manager will develop the final construction contract at this time for financing approval.
